who is homePLACE CO-living?

Homeplace Co-Living is an owner operator property business run by us – Maria, Marta and Jesus. We have been involved in property for many years and set out to create all-inclusive premium accommodation for young working professionals in some of London’s most desirable commuter hotspots. The result is Homeplace – a collection of high-quality properties, all furnished to a modern standard.

We are a professional registered property company accredited by the National Landlord Association.

We never use agencies and use our in-house team to look after all aspects of day to day communication with our community of tenants. Maintenance is also taken care of by us which means we can get any issues sorted, fast!


What is co-living?

Co-living is a shared housing model. Tenants, whom we call housemates, share kitchens, living rooms and other common spaces and have a private or shared bedrooms. Everything is included in our flat fee: utilities, WiFi, cleaning, furniture, appliances and the basics of what you would need upon moving into a new place.


What’s your availability?

Availability is alway changing. Our website availability page is where we publish details of our latest availability however it is always best to check in with us personally by calling us or dropping us an email so we can advise you first hand on how we might be able to accommodate you. 


What’s the price? 

Our prices vary depending on which house you choose and which room you choose. 


Who are the type of people who usually live in your homes?

The typical people who live in our spaces are between the ages of 25 and 35 with the majority working in professional fields and from all different professional backgrounds! The gender breakdown changes all the time, but on average it’s 50-50.


Do you accept students?

Homeplace Homes are set up for working professionals. Check back in with us once you’ve graduated. 


Does the house have white goods?

We provide good quality white goods like fridge-freezers and washing machines in all our homes. 


What’s included in the bedroom?

Our rooms include a bed, wardrobe, chest of drawers and bedside table. In some of our larger rooms we have sofas and some have a desk and chair.


Do you have Wifi?

Yep. We have high speed broadband because we know you can’t live without it!


Do you do short term lets?

We have a minimum tenancy agreement of 6 months – but we’re hoping you’ll want to stay much longer.


Can I use housing benefit for the rent?

No, sorry but we are unable to accept DSS tenants.


What paperwork do I need to provide before moving in?

We’ll need some basic paperwork, references and photo identification to complete our tenant and reference process. 


I’d like to view your rooms, what do I need to do?

We always like to get to know future housemates a little first to make sure you’ll be a good fit for the house you are interested in. So a good place to start is by giving us a call for a chat so we can find out more about what you are looking for and need. After a telephone call we’ll arrange to meet you at the house and show you around to see if the room suits your needs and hopefully meet a couple of the current housemates.


If you are interested and we think you’ll be a good fit we’ll ask you for a £100 holding deposit to secure the room and we’ll stop advertising it. You don’t lose this deposit though as we will take it off your first month’s rent when you move in.


Do your homes meet all the necessary safety standards? 

Absolutely. We have an annual programme of compliance and safety checks covering fire inspections and fire alarm testing, boiler servicing and inspections, gas safety certificates, PAT testing of electrical items and more. We leave no stone unturned. Your safety is our number one priority. 


What's included in the rent?

In the monthly payment all bills are included, such as electricity, gas and council tax. Weekly cleaning is also provided without extra cost and Wifi is free!
